A preliminary concept for a residential building on a 240 sq yd south-facing plot under GHMC, Hyderabad — stilt plus five floors, nine dwelling units. Two ways to read it: the measured drawing sheet, and a navigable 3D model of the floor plates.
Floor plan — the drawing sheet
Site plan with plot, setback and envelope; the stilt parking layout; the owner’s four-bedroom first floor; and the typical two-portion plate repeated on floors two to five. Every room carries its dimensions and carpet area, with an area statement and per-floor schedules.

Nine dwelling units in total. The stair and lift core is shared and central on the typical floors, with wet points hugging the shaft so plumbing stacks run straight.
This is a concept, not a sanctioned drawing
- The setback shown is 3 ft, as specified for the concept. Under GHMC, required setbacks scale with building height. A stilt-plus-five structure at roughly 19 m will likely need 3–5 m, which shrinks every floor plate below what is drawn.
- The unit count may not survive. Parking-to-unit ratios can cap how many dwellings are permitted on this footprint.
- Room sizes are schematic. They are internally consistent within the stated envelope, but the RCC column grid is not shown and will land inside some rooms and move partitions.
- Code minimums still need checking — stair width, light and ventilation, and the sewer connection or on-site STP requirement with HMWSSB.
- Rainwater harvesting is mandatory under GHMC; the pit sits in the setback strip on the site plan.
- A GHMC-registered architect and a structural engineer must confirm setbacks, permissible floors, FAR/FSI and parking, and file the sanction. Use these drawings to brief them, not to build from.
